What changes the price

  • How big the deck is and how high it sits.
  • Material: pressure-treated wood costs least, cedar and composite more, PVC the most.
  • What kind of railing, and how much of it.
  • Stairs and landings.
  • Tearing out an old deck.
  • The permit and inspections.

Comparing quotes

  • Look at the frame (footings, joists, fasteners) as well as the boards.
  • Find out whether the warranty covers the boards, the labour, or both.
  • Make sure the permit is included.

Common questions

Do I need a permit for a deck in Grand Rapids?
Yes for any deck attached to or next to a house, and for a freestanding deck of 200 square feet or more, according to the city's deck permit guide. It calls for footings with at least 42 inches of cover and a footing inspection before concrete is poured. A contractor who pulls the permit must be licensed by the state and registered with the city.
Wood or composite?
Wood costs less to build and needs staining or sealing from time to time to keep its finish. Composite costs more and, by Trex's account, needs only soap and water. NAHB's lifespan study puts a wood deck at about 20 to 30 years in northern climates. Looks, budget and how much upkeep you want decide it.
How long does a deck take to build?
Ask for a schedule with the quote. Size, material, inspections and weather all set it.
Can the old deck be resurfaced instead of rebuilt?
Sometimes, if the frame is sound and meets code or can be brought up to it. The contractor should inspect the frame and say which it is.
